Lake area seasonal business known as Chapman Lake Marina and Hide-Away Campground. Marina building is 30×53 pole building construction with 20×42 covered lean-to. It offers boat gas, fishing bait & tackle, convenience store items and has a small kitchen for pizza sales. Most trade fixtures and inventory included. Older MH behind the marina building previously rented year around for $600/month (included utilities). Campground has 14 MH campsites (units are owned by the tenants), 9 currently used, seasonal April thru Oct, Five leased @ 1900 per season, Five leased @ 2200 per season. Popular Chapman Lake Drive location just around the corner (200 yards away) from the public access site with boat launching ramp (no fee for use), and approx a third of a mile from the Chapman Lake Conservation Association clubhouse which hosts various annual events; pancake and sausage breakfast, fish fries, 5k runs, 4th of July parades, and a professional Independence Day fireworks display at the local social gathering area (sand bar) approx 1,000 feet in front of the lakefront lot. The CLCA clubhouse is available for daily renting to its members for birthday parties, wedding receptions, graduation parties, family reunions and other functions. The Chapman Lakes are located one hour from Fort Wayne and South Bend and two hours from Indianapolis and Chicago. Big Chapman is a spring fed all-sport lake (one cleanest lakes in Indiana) and is connected by a 2-way channel to Little Chapman Lake (10 mph speed limit fishing lake). Good boating, swimming & fishing lakes.
