Thursday, September 10, 2009 at 7pm, North Eastern Group Realty will host another FREE Home Buyer Seminar! All potential home buyers will benefit, but first time home buyers will learn how to cash in on the $8,000 first time home buyer tax credit that will soon expire! REALTOR Neal Sherk will show you how you can amend your 2008 tax return and get the money this calendar year! North Eastern Group Realty agents sell almost 3 times the volume of our competition! Jerry Todd of Three Rivers Financial who has over 30 years of mortgage experience will be with Neal to answer any of you financing questions.

At a seminar earlier this year, Neal was able to help Josh and Megan who were living in an apartment and knew now was the time to buy their first home and capitalize on the current buyers market and $8,000 tax credit. Why did they decide to work with Neal, a North Eastern Group REALTOR? As a REALTOR, Neal always hopes that the transaction will go smoothly, with no hang ups, but unfortunately it does not always work that way. In an ideal transaction, you find the perfect home, write an offer, agree on a price, go through the inspection and appraisal with no issues and proceed to closing.

In Josh and Megan’s case, Neal took them to see about 20 houses, and they found one that was ideal. Neal researched the values of the neighboring homes and advised them of them of the maximum price that they should pay for the home.  After several days of negotiations with the sellers, an equitable price was agreed upon.

Since Neal had already gotten them pre approved with Jerry Todd for financing, the next step was to have the home professionally inspected for major defects. The inspection revealed 3 major defects and Josh and Megan did not know what to do next. However, Neal negotiated with the sellers to correct all of the defects at no cost to Josh and Megan. Now, they look forward to closing on their new home September 9th!

The best thing about the whole experience for Josh and Megan was they got all of the services Neal provided and they did not have to pay him any commission!
